What determines the cost of a new roof?

A reliable roof price comes from a measured roof and a defined scope. We have not verified a current installed-price dataset for these eleven cities, so this guide does not present a city average or a made-up starting price.

What belongs in a roof estimate?

Ask each bidder to price the same work. A lower total may cover fewer components, leave out deck damage or assume different access and removal conditions.

Compare repair with replacement when both are viable

The Asphalt Roofing Manufacturers Association explains that asphalt-shingle roofs can be repaired in appropriate circumstances. That does not establish whether a particular roof is a repair candidate: age, surrounding condition, the damage and compatible repair materials need inspection.

Ask for the reason behind the recommendation. A targeted repair and a full replacement solve different scopes; compare expected work and limitations before comparing totals.

The product name is only part of the price

Two proposals naming the same shingle can include different underlayment, flashing, ventilation, accessories and warranty eligibility. Metal systems also need a defined panel or shingle type, fastening approach, compatible details and finish.

Use the materials guide to compare the written system. Do not assume a brand’s premium warranty is included simply because its shingles appear on the proposal.

Local requirements change scope, not a universal price

Permit routes differ among New Orleans, Kenner, Harahan, Gretna and Northshore cities. Some communities share unincorporated Jefferson Parish rules. Historic review, a required inspection stage or documentation can affect planning, so start with the page for the property’s location.

FORTIFIED funding awards are not roof-price evidence. An advertised grant maximum does not mean a complete roof will cost that amount or that every homeowner will receive it.

Get a comparison you can use

Ask for a written total tied to the measured scope, with allowances and exclusions clearly identified. Have changes approved in writing once hidden conditions are documented.

  • Match the roof measurements and material specification across quotes.
  • Ask how deck replacement is measured and priced if needed.
  • Confirm permit, evaluation and inspection costs are included or separately listed.
  • Read payment milestones and workmanship coverage before signing.
  • Keep grant or insurance assumptions separate until confirmed in writing.

An inspection and measured scope are needed for a dependable price. This research did not verify current installed city-level pricing, and a statewide grant limit is not a construction estimate.

Why can two roof quotes be so different?

They may differ in measurements, removal, deck repair allowances, flashing, ventilation, material system, access, warranty eligibility or documentation. Compare these items line by line.

Should I subtract a possible grant from the estimate?

Keep the full project price visible. Treat an award as confirmed only after the administrator approves it, and identify evaluator fees or other costs the program excludes.

What information helps start an estimate?

Provide the property address, project type, known leaks or damage, approximate roof age if known, and safe photographs. The on-site assessment establishes the measurements and condition.
