Metal roofing starts with the whole system.

Metal is a material choice, not a complete installation plan. Review the roof condition, specific system and details around edges and openings before deciding what belongs on your home.

Compare complete proposals

A useful comparison identifies the proposed panels, attachment, finish and details where the roof meets walls, edges and penetrations. Discuss those together with the condition of the supporting roof.

  • Name the proposed system and finish in the estimate.
  • Identify tear-off, deck repairs, underlayment and flashing included in the scope.
  • Ask how ventilation, drainage and adjoining roof areas will be addressed.

What you don’t see matters.

Compare two metal systems. The covering changes, but the supporting roof and the details around it still deserve a place in the estimate.

01 / Support

Start beneath the metal.

The visible panels rely on a supporting roof. Review the deck condition and any repairs before the new covering hides the evidence.

Ask before you commit

What supporting-roof work is included in this proposal?

02 / Protection

Keep the layers working together.

Underlayment and water-management details belong to the complete roof system. Ask which materials and transitions are specified for the proposed covering.

Ask before you commit

Which underlayment and transition details are included?

03 / Metal system

Look beyond the stone finish.

This example shows formed steel panels with a stone-coated finish. The panel profile, attachment and supporting details should be identified in the written scope.

Ask before you commit

Which product, attachment method and installation details are we agreeing to?

04 / Transitions

Finish the vulnerable connections.

Ridges, valleys, edges and penetrations need details that work with the chosen metal covering. The finished appearance does not replace a clear scope for those connections.

Ask before you commit

How will edges, valleys and penetrations be handled?

Choose around the property

Bring your goals for appearance, upkeep and budget to the conversation. Ask which systems are appropriate for the home and what tradeoffs affect the proposal. A picture of a finished roof does not explain how that assembly will work on your property.

  • Discuss the specific product and color before ordering.
  • Review attachment and transition details for the proposed system.
  • Confirm product and workmanship terms in writing.

Know what the estimate includes

Ask for the work to be described from removal through cleanup. Compare allowances and exclusions as carefully as the visible roof covering. Changes to the supporting roof or adjoining details can change the amount of work.

  • Removal and disposal of existing material
  • Preparation and repair allowances
  • Proposed roof system and accessory details
  • Property protection, cleanup and final review

From the first look to the final walkthrough

Start with the condition and the way you want to use the space. Your project manager helps turn that conversation into a written scope before you approve the work.

  • Review the property, access and the work you are considering.
  • Compare the proposed materials, preparation, exclusions and price.
  • Have additional findings and changes explained before approving extra work.
  • Review the finished work against the agreed scope with your project manager.

Common questions

Is metal the right choice for every roof?

The specific system, roof shape, condition, appearance requirements and budget matter. Start with the property assessment and compare complete scopes rather than choosing by material name alone.

Can metal roofing be part of a FORTIFIED project?

A FORTIFIED designation concerns the complete roof system and its evaluation. Review the current requirements and evaluator coordination separately from the choice of roof covering.

Do I need to choose a panel or color before requesting an estimate?

No. Tell SCS that you are considering metal roofing and describe your priorities. Confirm the specific system, finish and written scope before approving the project.
